thats all my wife uses to look up homes in NC....we went down there about a month ago to look at some areas.....youre right...homes there at about 150-170 range are about 400-500 here...INSANE...
So would it be profitable to buy a house in Texas, load it on the back of a flatbed then move it to NY?

Moses, many things in life are too good to be true. I can promise you that inexpensive houses in unknown rural towns of the bumpkin states follow that same mantra. When large houses are priced that low there are many facors that contribute to it. Most important is the availability, or lack there of, of decent paying jobs nearby. Likely the best paying job within reason is at Tx's pig farm and strangely enough there are no pigs there, just alot of squealing.
Another main factor is the jobs that are available don't pay as well relative to the salaries around NYC. When I was a bank manager, the going salary was about 60k-80k depending on the bank. I looked into moving to NC years ago because the homes were cheap. The problem was the going salary for a bank manager down there was 35k-45k. Very large difference.
I look at it all this way: Everything in the tri state area is more money than most other area's in the country. That includes bills, cost of living, and salaries. I will conservatively say it's about 10% more than most other areas. So relatively speaking, if your income is 50k a year and your expense is 40k, your SAVINGS is 10k. If you move to a place like Allen, Tx your income might be 45k and your bills might be 40.5k (10% lower on each) leaving you with a net savings each year of 4.5k. Over 20 years without including potential gains/interest earned on your savings, you are missing out on 130k total saved money over that span all things being equal. When you figure the gains you could have made on that money in those 20 years, the loss is quite significant. If you can succeed in life in areas like the tri state, you can retire and live like a king anywhere else in the country when you need not work anymore. That's why many old folks move to FL/SC/GA/AZ/TX when they retire.

Anyway, you make some valid points about relative costs and relative salaries, but the one factor you left as was property taxes and car insurance. The difference you retain outside the Tri-state area is between $9,000 to $12,000 grand a year.
Multiply those annual savings by 20 years and invest it in a mutual fund, and you've lost nothing. In fact, you probably come out ahead- and you won't drop dead of cancer before you hit 65, either. Thats an added bonus.

Wow, where in NJ do you live? I live in Warren, and to be quite honest the only smells I wake up to are lilac bushes and fresh cut grass. And the sites are typically deer, turkeys, occasional bear, fox, and tons of other little vermin running around.

My house is about $550, but it was sold through an estate so I had alot of leverage to bargain when I bought it. All in all I got it for $420k. It's an older colonial farmhouse built in 1860 with 2 additions on it. Warren taxes are actually quite cheap, relatively speaking. I have an acre and my annual txes are $6300. Warren kids go to a district HS in Watchung which keeps the taxes here lower. I know where Stoney Brook is, up near Watchung on the NE side of Warren. I'm a bit further west than that, near the Martinsville border.

Oh you'd be amazed at what's gone on in only the 2 years I lived here. 2 farms have been leveled. One has 8 new mega mansions built on them, the other is for Sr citizen retirement community. The retirement homes start at 850k and go up to 1.5 mil. Warren is a funny town, you wither have very quaint old colonial farm homes or you have mega mansions. The mega mansions are the result of people selling off their home to contractors who level them and build tghe mansion. One has 8 new mega mansions built on them, the other is for Sr citizen retirement community. The retirement homes start at 850k and go up to 1.5 mil. Yeah, my Aunt and Uncle's house had a baseball field for a front lawn. You should have seen the back yard. Ha ha. She used to hitch a trailer to the back of the tractor and give us all rides. We were in heaven. Ha ha.

no you cant...i love in clinton (annandale)....dude its crazy out here...if you think 750,000 homes are a deal...more power to ya...the asking prices out here are insane...taxes are nutz...i have almost an acre and a half...i pay taxes of 3800.00 a year...which is awesome...by sept...6500.00 a year they will be...

Ya know man, I wish I had a head start in the game but I was pretty much dropped on my head when I turned 18. My parents told me point blank "When you are 18 you are an adult and we are no longer legally obligated to do anything for you". I thought they were kidding around, but boy was I wrong. I joined the Navy and they moved to Florida and I thought when I got out they would let me stay with them, help me out with college and they were like "You're 22 years old, you're an adult, get a job and find a place to live". I took the initiative and went down to a college to register but got scared off by the student loans. And even if I didn't I still was going to have to find a job to support myself, so I found work and just never found time in my schedule to take classes. I pretty much resigned myself to living fast and dying young. Best laid plans of mice of men and all that, and I found mself at 25, still alive, with a baby to take care of and I had to get my sht together. It wasn't easy, nobody helped me, I overcame alot of adversity and personal demons, but here I am. It's not easy going through the daily grind when you know that at the end of the day, all you did was survive. You do that for twenty years and every year you watch this one and that one get the ball rolling because their parents gave them some help. Sometimes just a little help was all it took. I just could never get from out under.
I hope this bachelors degree changes my fortune. I put alot of blood,sweat and tears into it because I'm desperate. I'm looking for a way up and out. And basically, I just want to wipe the slate clean and just start fresh somewhere else. Somewhere where their are no ghosts and bad memories. Because NJ is just a constant reminder of what I was, and what I went through. It represents rejection and failure for me. Honestly, there is hatred in me towards this place.

Really? I just went on gsmls and looked up hunterdon countly, Clinton, rariton, readington, and a couple others. I found a boatload of capes running in the 280-325k range. Some had decent amounts of property (1 had almost 2 acres). Granted they are Capes, but if Jet Moses can deal with that for now, with almost 2 acres in NJ, he'll have a prime knockdown opportunity and possibly even a subdivision opportunity. There are plenty of steals to be had if you are either willing to look hard enough, or if you are willing to do some work on an older home.

Wow dude, I really feel for you. I can understand the change of scenery being necessary for you. Whatever you decide to do, ditch those demons and go forward. I had alot of similarities growing up, but I also had a father who did everything and more for me. My mother hasn't tried to even speak to me in about 3 years now, and I don't suspect she ever will again. But I decided to give up that grudge long ago. She has her issues, and i can't spend the rest of my life wondering why my mother was never there for me.

Material things, they will come to you now with the other degree that you got. But that is secondary, even though I know that is hard to swallow as a fact.
Those material things can accumulate quickly now, with the right opportunity.
Sometimes a clean break and a fresh start are exactly what you need to get yourself going. I have done that several times and almost done 180's in where my personal life and/or career went. That is not a recommendation for you, just a personal experience.

The down payment. And clearing that, our combined income is going to come up just a wee bit short (just like it always does). I don't have a co-signer. If I had a lousy 5 grand and a co-signer, I'd have bought a house 15 years ago.
I don't have a pot to piss in, and I'm 22 grand in debt with student loans.
My credit rating is awesome. Did I ever tell you I bought a brand new car with a credit card? I did. I had 0% interest for 12 months and when the 12 months was up I did a balance transfer to another 12 month 0% interest credit card.
I paid that f**ker off in two years, too.
Anyway, I also built a house in Brazil on credit cards, too.
So I've borrowed and paid back in excess $50,000 dollars over 15 years. And yet, I can't get a friggin mortgage. And even if I had the down payment, and the mortgage, the taxes would deep six everything.

if however your bringing 50-60kish, the 400-500k house is a tough sell. If your making 30-40k, forget it.
A couple could move to texas and finance a new 100k house for under 1000 a month. thats value. as far as "jobs" are concerned, the people who move to texas would probably make about the same or just a tad less than what they had in NY. A couple making 35k could live nicely in that brand new 100k house. no matter what the job market is, any couple could make that 35k even in factory work.
Sure, if the guy making 125k wants to take advantage of that cheap texan home, he will probably make a heck of a lot less in texas so it wouldnt benefit him at all.
BUT, moving away from overpriced NE real estate for many people can be the best thing they will do. God bless you high rollers, but you guys are out of touch with what normal folks make. remember, the average family income in this country is around 24k.

All my friends are making 80-200k a year and I never broke 50k in my life. I guess in a way thats good because money is not that important to me. I like my free time and lack of stress. The only reason Im in really good shape is because about 9 years ago my mom was making good money and she saw me renting and there were houses out on LI that could be had for 100k. so, she helped me with the mortgage and 7 years later i sold that thing to my buddy for 250k. then, i come to florida and buy this increadible house for 180k that in 2-3 years became a 300k house and is bound to grow because people are moving here and its still an underpriced area.then, I bought the last 100k house in a good part of st petersburg for an investment. Im going to be building a summer place in croatia-again i luck out. my family owns a slew of land on a gorgeous island. I bought a townhouse in brasil for a mere 20k american. 40k will build me that little 1 BR summer home with a sea view (300 ft from the sea!)so with a touch of help early on and good luck with real estate, Im kicking ass with the ****tiest of incomes

This friggin house i have has 20 foot vaulted ceilings, an exposed loft that overlooks the family room, a beautiful IG pool with a cage etc tetc. the development im in, you drive in past the security gates with your window sticker, there are cobble stones, lakes, 1M homes Im telling you its like beverly hills. every time i drive through I reflect on how gorgeous it is. No way do I rent out a basement in that toms river hellhole just to stay afloat.On top of that, instead of the trees being dead in february with sleet and slush, Im boating or at the beach.

It wasn't me who commented on the income originally but I think you nailed it. If you are making a ton of cash here then it is all relative. The highter prices are within reach.
I have a friend who transferred to another state. Got a promotion out of it. Sold their house and made a killing. But a house for a decent amount less. And they have MORE disposable income now. They have no kids, so that is a no-brainer.

No doubt about it, you need a break to enter the market, and it's up to you to maximize on it from there.
I never got that break. Between '91-'98, I annually went to real estate agents, gave them the income/savings/debt owed info, they punched the numbers into the calculator and I was always a mere 4 or 5 grand away from getting a mortgage. My parents flat out refused to lend me the money. I'd be in good shape right now just off of the capital gains and tax breaks. And I would have paid my parents back double. Oh well. Cest le vie.
Anyway the last time I went to a realtor, I did qualify for a mortgage, but the price range would have put me in a shtty white trash town in south jersey. Then what? My neighbors would be section 8 transients, my kid would get bussed to some god forsaken horrible school, and my commute would be a 4 hr daily torture on the Garden State Parking lot. What a deal, huh?

Yes, you need to be in it to win it. capital gains is so wrong but so good to those who can take advantage of it. thanks ronny. the tax savings for a homeowner who doesnt make all too much is equally wrong, but im not complaining
